East side SAHA project entering Phase 2
208 multifamily units to open in 2013
San Antonio Housing Authority broke ground on Phase 2 of an affordable housing community on the site of the former Sutton Homes.
San Antonio Police Chief William McManus remembers the Sutton Homes area well, from a work standpoint.
He said his officers were routinely called to the location but now, visits are few and far between.
Eight months after the first of a three phase redevelopment project on the site wrapped up, the San Antonio Housing Authority broke ground on the second phase at 1010 Locke, just off I-35.
The second phase will have 208 multifamily units which will include both affordable and market rate housing.
"You're getting a Class A multi-family development just like you would get on the North side, East Side, West side right here near downtown," said Ryan Wilson, vice president at Franklin Development Properties, which is partnering with SAHA for all three housing phases.
"I think the first phase really set a new standard for this part of town and the location is wonderful," said District 2 Councilwoman Ivy Taylor. "So conveniently located to the express well as well as folks who may be working at Ft. Sam Houston."
In addition to offering new housing, the homes will also be some of the most energy efficient in the area.
"This project will be built 30 percent more energy efficient than is required by local city code," said Anita Devora, the executive director of Build SA Green, which worked with Franklin Development to help reach that level. "The residents that will live here will enjoy lower utility bills, both electrical and water bills."
The complex will also include a kid's water play area, dog park and plenty of walking trails to promote community.
"The whole development is designed for walkability and the ability to get out of your house and enjoy the amenities," said Wilson.
"I think that makes people feel more comfortable to be connected to their neighbors and be able to walk around," added Taylor.
The new homes are expected to open by October 2013 and the demand is already there.
"The first phase finished up and leased up just in a matter of months," said SAHA spokesperson Melanie Villalobos. "I think it demonstrates that folks do want to live on the East Side and we're happy to bring it to them."
A third phase of housing is also planned but no timeline has been given for that project.
