Major developer now in Eagle Ford housing market
Koontz McCombs opens latest project in Dilley
Major developer Koontz McCombs, known for its apartment communities in major Texas cities and its San Antonio luxury high rise The Broadway, is now in Dilley and Pearsall.
Loren Gulley, its vice president of development, said no housing market study was needed of the Eagle Ford oil and gas boom.
"You see the trucks going up and down the highway, so you know the need is here and the need is now," Gulley said.
He said the occupancy rate for Sendero Ranch in Pearsall, its first workforce development of 100 cottages, averages 75 percent.
The Sendero Ranch in Dilley, with 85 small two-bedroom, two bath homes, will hold its grand opening next weekend.
"We don't like to refer to our project as a 'man camp.' We're really a community. This is more like a traditional subdivision," Gulley said.
He said most "man camps" for oilfield workers have several people living in dormitory-like conditions.
But he said Sendero Ranch has a two-person limit per house.
Sendero Ranch is a gated community with a landscaped entrance, a community center complete with a game room, kitchen, entertainment center, and barbecue pits beneath a large covered patio.
Gulley said Sendero Ranch in Dilley is only a small part of the planned 133-acre development.
He said eventually the adjacent land will be used as an industrial yard and offices for the oilfield industry, as well as retail spaces for local businesses such as badly needed restaurants in the area.
Esther Davila, who serves on the Dilley City Council, said the community welcomes projects like Sendero Ranch.
"Dilley was dying 20 years ago. People complained there were no jobs," Davila said.
She said Sendero Ranch is yet another sign times have changed brought on by the Eagle Ford boom.
