Prices climb as seller's market continues

SAN ANTONIO – As far as home sales, 2015 was a very good year, setting a new-record, according to the San Antonio Board of Realtors.

An all-time annual high of 27,154 homes were sold last year, marking a 9 percent increase over the year before.

Prices climbed, too. The median price of homes sold last year was $192,800, a 7 percent increase over 2014.

"It was crazy," said realtor Kara Gilbert. "Prices were on the up and up, interest rates were low, lenders were giving money, so we saw a lot of people."

Realtors expect to see a lot of people house hunting this spring, typically the busy season.

Koehler and Katharyn Andermatt are looking for their home sweet home, and getting a head start on the spring crowds.

"The prices right now seem fair, and our lease is up," said Katharyn Andermatt.

Homes were selling all across the SABOR region, with neighborhoods in the far northwest showing some of the biggest numbers. Alamo Ranch saw nearly 400 sales.

Behind the big numbers last year: A strong job market that continued to attract new residents and low interest rates.

They are the same reasons that real estate experts anticipate 2016 to be good for the housing market, even if interest rates creep up slightly.

"Right now, interest rates are good," said Marty Hutchison with Property Management  Services of Texas. "I remember 10, 12, 15 and even 18 percent. When we're talking 4 percent, that's the best time to buy."

Strong demand has led to tight inventory, so the New Year begins as the last one ended: A seller's market.
