Boerne City Council approves zoning for 27-acre area along Herff Road

BOERNE, Texas – The Boerne City Council approved an MU-1 zoning Tuesday night for a controversial 27-acre area off Herff Road.

The argument between both sides was either to save and preserve green space, or develop the area.

"People aren't coming to Boerne for the marble slabs. People come to Boerne for that small-town feel that's diminishing," said Daniel Lucas, who is against development.

Many people worried about the area bordered by Cibolo Creek. They're also worried about the effects of traffic and environmental impact.

"If the old Boerne citizens bucked everything that was developed or that changed our town, many of us would not be living here. In closing, I support the proposal at 17 Herff," a pro-development speaker said.

The new zoning category is described as a walkable mixed-use area at a small scale, primarily for a blended mix of residential, commercial and retail service that supports adjacent neighborhood. It's slightly different than what the developer had initially planned, meaning he will have to make adjustments in order to develop the area.
